Sam Beler was born in Chicago, Illinois, moving in the early 1940's to Lincoln, Nebraska. Sam began his real estate career with Sinclair Oil in the 1960s. He moved to San Francisco in 1964, working in real estate services with the Richfield Oil Corporation. He started the predecessor of PTLA Corp in 1968, opening a commercial real estate firm specializing in multi-housing syndications. With a true touch for successful real estate investments early on, Sam was a pioneer in the first condo conversions in California in the early 1970's. Condo tenants were able to purchase their apartment units at very affordable pricing, thereby becoming first time buyers and given the opportunity to build equity instead of paying rent. It was a win win for everyone.

Sam led the company into senior housing sectors in the late 1970s and early 1980's, developing projects from senior independent living (55 and older) to manufactured housing communities. Later, assisted living and memory care facilities were added to the investment mix. With Sam and his management team at the helm, PTLA has followed his core business beliefs, creating diversified real estate equities with strong equity positions. The typical PTLA acquisition has averaged 35% equity and 65% long term financing. This has served PTLA’s clients well over the long term. Cash flow to investors has always been a top priority.
Sam's philosophy has guided all of PTLA's activities, "We are creating a legacy to be passed down to children and grand children. Our clients come first, and the blessings of stewarding these long-term relationships has been the fruit produced in our journey together."
Sam graduated from the University of Nebraska with a Bachelor of Science degree in 1962 .
