Guiding Principals

At PTLA, our philosophy to maximize returns in real estate investing is a long-range process. We serve our investors by growing their equities while providing continuing cash flow. The majority of our investments are income-producing assets with excellent capital appreciation potential.

PTLA Group photoA typical real estate transaction is 30-35 percent down payment, with an average holding period of 7 to 10 years. We form separate limited partnerships for each asset purchase, with the average investor participating at levels of $50,000 to $500,000 per transaction. Quarterly cash distributions are made for each partnership.

Extensive Property Management Experience, for Enhanced Returns

At PTLA, our operations strategy follows a core set of fundamentals. We consistently purchase properties in strong economic markets and then manage and maintain them to high standards, for a higher ROI as part of our property enhancement, we focus on improving the income stream.

Before every purchase, our experienced real estate investment team conducts quality due diligence, obtains detailed physical property information and gathers extensive market information. Through our due diligence, property upgrades are identified and immediately implemented. In addition, changes and upgrades are made to each newly acquired property’s marketing and advertising material. Why? Because a happy tenant paying rent means a happy investor receiving distributions.

PTLA Investment Process

Once we have targeted a particular geographic location as an area of interest our acquisition team studies the area in detail regarding property values, rent surveys, demographics, economic base, employment, socio-economic factors, etc. After this review if the geographic location is of interest we develop personal contacts with the key brokers, property managers, bankers, and service providers in that area.

Once we have targeted a property and submitted an offer that is accepted we require approximately 45 days to complete an exhaustive due diligence process that includes very detailed review and analysis of all financial information regarding the property. We also hire professional firms to physically examine the interior and exteriors of all the buildings and the surrounding grounds. This all encompassing inspection of both financial and physical aspects of the property enable us to feel confident when we close escrow that we will be able to produce the results we predict in our proformas.

Managing Our Assets for Maximum Growth

We use professional on-site property management coupled with professional asset management by PTLA to ensure the growth of our real estate investments. We implement preventative maintenance programs and establish five-year capital spending plans along with capital reserve accounts to fund property improvements. In an extension of our hands-on approach to real estate investing, site visits are made every 60 days
